Market Research For Re-designed Site

I have been assigned the job of "Webmaster" for my employer. Although I have some knowledge of site development and optimization (thanks to this forum), I am not sure how to go about the necessary research involved with making the company's site "visible" to visitors. In a nutshell, my employer is a home builder in the state of Michigan, they are in the process of having their site re-designed, and I will do the optimizing, etc. Currently, we have no idea how many - if any- people are actually coming to the site. I realize log reports are vital, but I can tell right now that the current site is not optimized (which is why I am the new optimizer). So, my question: Where do I start in the marketing info. retrieval process...how can I determine which key phrases people will likely use to find our re-designed site? I can take an educated guess, so should I optimize based on my guess - with these key phrases worked into the content of the site ? Once the site is up and running smoothly and we have access to the logs I can then better determine how people are finding us? I checked out WordTracker, but it was kind of vague for the phrase "Home Builders". How can I find out how many people find websites based on keywords/phrases such as home builders, Michigan home builders, new home builders??? If you were looking for a newly built home or want to have a home built, how would you search for a website??? Thanks all for your assistance!

First you must determine if you want to target "home builder" type of keywords on a national scale or locally. If the company only builds in Michigan, then you will want to target "Michigan" related home building terms. Conduct your keyword research from that perspective.

i know you said that results were flaky, but welcome to the world of marketing lol. Researching is not easy, thats why there are so many sites competing for phrases that no one searches for.
Brainstorm with one or two people and fill pages of paper with as many possible words/phrases as possible. Then begin the task of working through them to keep, or reject them.
There is no easy way, good luck
